FORMAL BUILDING REQUESTS
Before submitting a Formal Building Request, applicants must have completed the City of Lakewood's pre-planning process and the DWACC's Conceptual Building review process.
Formal building requests are reviewed in a concurrent process with the City of Lakewood's Major Site Plan review process. Please submit all plans to the City of Lakewood and format them per the City's requirements. The City will refer the plans to the DWACC to ensure that both entities are reviewing the same plan sets.

4. Landscape plan and details
5. Light fixture specification sheets with images (dimensions and finishes to be indicated with a red box)
6. Site/patio furniture specification sheets with images (dimensions and finished to be indicated with a red box)
7. Photometric Plan
8. Additional project details such trash enclosures, gates, and bollards.
9. Color renderings are not required, but are appreciated.

Plan Review Fees
A plan review fee shall be paid when the above items are submitted for review. Plan review fees are based on building square footage:
Review fees are to be paid via check made payable to the Denver West ACC, and sent to 14143 Denver West Parkway, Suite 100, Golden, Colorado 80401. Please include the tenant name on the review fee check, and ensure the check is delivered in a sealed envelope addressed to the DWACC. Building fees are not refundable if the project does not go forward. We do not accept credit cards.

- Cover letter requesting review and approval of the following items. This letter must include all pertinent contact information and a statement indicating the estimated value of the building.
- Site Plan Package: Formatted as per the City of Lakewood's Major Site Plan requirements and containing the following items.

- Sample Board Photograph: Please email a digital photograph of the building material sample board described below. Please submit a high-resolution PDF or JPG image of the proposed sample board prior to shipping the physical board to the address below. This allows us to inform you of corrections to be made prior to shipping. Please photograph the board at a resolution high enough to ensure that all text is legible in the image.
Please submit the following items only to the DWACC office:
- 24” x 36” building material sample board: This board must include samples of all exterior building materials shown on the submitted building elevations. In order to be reviewed by the Committee, the board must contain the name of the project, its architect, and each material must be labeled with its manufacturer’s name, color, and product code. Before sending the board to our office, please email a digital photo of the board to the Committee Coordinator. This will allow us to review the board for proper formatting and labeling prior to incurring shipping/delivery costs.
- Plan review fee: To be paid by check made payable to the Denver West ACC. Please see the plan review fee list below to determine the correct fee amount. Contact us for a W-9 form if needed.
The Committee may also request some or all of the following items for review:
- Civil Plan Package, including drainage, erosion control, and storm water management plans.
- Traffic Control Plans, which require a $1500 review fee.
Plan Review Fees
A plan review fee shall be paid when the above items are submitted for review. Plan review fees are based on building square footage:
- 8,000 square feet or less: $4,000 per building
- 8,001 to 24,000 square feet: $7,500 per building
- 24,000 square feet or more: $15,000 per building

Important Information
- Please review the appropriate Design Guidelines for your development before submitting your request. Please email the Committee Coordinator for the appropriate Design Guidelines for your development.
- After the Committee has received and reviewed the above items, you will be contacted in writing with either the Committee’s comments or Committee approval. If the Committee returns comments to you, the requested changes must be made to the appropriate documents, which will need to be resubmitted to the Committee for continued review. When all of the above items are acceptable, you will be asked to submit drawings to the City of Lakewood for final approval and signatures.
- The formal building review process takes an average of 60 to 120 days to complete, and usually requires at least two rounds of submission and review. The review time is dependent upon the quality and completeness of the submitted items, the applicant’s response and turnaround time, and the DWACC’s current workload.
- Approved site plan packages are valid for two (2) years from approval date. If a building permit has not been issued within two (2) years from the date of approval, all DWACC approvals will be void.

Formatting Requirements
- Format drawings per the City of Lakewood’s Major Site Plan review requirements.
- Place the DWACC approval block on the Cover Sheet where indicated by the City of Lakewood.
- Number each sheet with a "Sheet X of Y" number.
- Full-size printed plan sets must be folded, not rolled.
